General rental conditions
Furnished apartment to rent for one week or for one month. Ideal for one person or a couple during a stay in Quebec or a temporary setup, immigration, as a pied-à-terre.
Article 1 - Legal status
The resident may not invoke the statutory provisions applicable to residential leases, in particular with regard to security of tenure.
Article 2 - Price and terms of payment
The rental price includes the availability of a furnished and equipped apartment. The price, after deduction of the deposit (25% of the total amount to be paid) paid upon reservation, and its balance is payable on or before the date according to which the resident takes possession of the apartment. The length of a stay may be extended provided that all amounts due for the previous stay and all amounts due for the new length of stay are paid at the day according to which the apartment is rented again. Any booking cancellation due to any reason does not entitle to ANY refund of the deposit. Early departure due to any reason does not entitle to ANY refund.
In order to guarantee due performance of the hiring, a security deposit of $1300.00 CAD (adjustable with the length of the stay) must be paid by the resident upon arrival. The return of the security deposit is conditional upon payment of all amounts due by the resident; such deposit will be used for damage repair or replacement of any missing object, all of which will be determined at the time of departure. The security deposit or the balance there of will be returned to the resident 7 days after his departure at the latest.
Article 3 - Hygiene - Safety
For reasons of hygiene and of safety, housing which we offer is a non smoking housing and the pets are not allowed.
Article 4 - Obligations of the resident
Hiring a furnished apartment of this sort will imply some obligations on behalf of the resident. The resident will have to conform to the herein above provisions and to the residence's interior rules and regulations. Domiciliation in the residence, for personal or professional purposes, is prohibited. The owner may enter the rented premises for maintenance purposes to ensure due performance of these general rental conditions and if necessary, to make a visit for a forthcoming resident, and this at any time.
The apartment is placed at the disposal of the resident (two residents maximum) at the specified dates, in a perfect state of cleanliness. At the end of the stay, the apartment must be returned by the resident in order conditions. The clean house can be taken in charge by the residence for a little supplement.
An inventory and the state of cleanliness of the apartment will be verified at the time of the resident's departure.
Finally, the resident will have to respect the day out of the garbage, of recycling, the neighborhood and the good inventory of fixtures.
Article 5 - Responsibility
The owner may not be held liable for thefts or damages to personal belongings located in the apartment, the common areas and all other facilities or dependencies of the residence
Article 6 - Cancellation - Sanctions
The hiring will be automatically terminated, immediately and without further formality in the event of non performance by the resident of any of its obligations, in particular in the event of insufficient funds for any payment by check. The resident shall immediately leave the premises and, where necessary, may be expulsed with the assistance of the police force. The amount of the security deposit will be retained by the owner, as damages which may be claimed.
